Common questions

Short answers. Ring us if yours is not here.

When do I get my deposit back?

Within 30 days of moving out, with an itemised list of any deductions. Normal wear and tear is not deducted. If you disagree with a deduction, say so in writing and we will look at it again.

Something has broken. What do I do?

Report it through the resident portal and say what you can see — that starts the clock and gives us what we need to send the right person. If there is a risk to somebody's safety or water is running where it should not be, ring the office instead.

When is rent due?

The first of the month, late after the fifth, unless your lease says otherwise — your lease is the authority, not this page.

Can I have a pet?

It depends on the home, and each listing says. Where pets are allowed there is usually an additional deposit. Assistance animals are not pets and are handled under separate rules.

I need to leave before my lease ends.

Tell us as early as you can. There are usually options, and all of them are better than simply leaving — talk to us before you go, not after.

Will my rent go up?

It can at renewal, and you will be told in writing with proper notice. A good resident staying is worth more to an owner than a small increase, and we say so when advising them.

Can you come into my home?

With at least 24 hours' notice, except in a genuine emergency. Nevada law sets that and we keep to it — it is your home while you live in it.

I have fallen behind on rent.

Tell us now rather than waiting. A payment plan agreed early is possible far more often than people expect, and it is always better than what happens if nobody talks.

Thinking about handing yours over?

Tell us about the property and we will tell you plainly what we would do with it and what it would cost.
