Applying for a home

Here is exactly what we look at, what it costs, and what happens next — so you can decide before you spend anything.

What we look for

We apply the same standard to every applicant. Screening is run by our licensed screening provider, not by us, and the decision is made on these criteria alone.

Income

Verifiable gross household income of roughly three times the monthly rent.

Credit and history

A credit and background check through our screening provider. We look at the whole picture, not one number.

Rental history

References from previous landlords, where you have them.

Identification

Government photo ID for every adult who will live in the home.

Every adult 18 or over applies separately. An application fee is charged per adult; the amount is shown on each home.

What happens after you apply

We confirm we have received it, usually the same business day.
Screening runs and we verify income and rental history.
We tell you yes or no, and if there is a condition we tell you what it is.
On approval you sign the lease and pay the deposit, and we book your move-in.

What we do NOT ask for here
No social security number, no date of birth, no bank details. Those go to our licensed screening provider, never to a form on this website. If any page here asks you for them, it is not us.
