The single decision that matters most to an owner, and the one where doing it casually is most expensive.
We do not do it ourselves
Credit and background checks are run by a licensed screening provider under the Fair Credit Reporting Act. We are not a credit reporting agency and do not pretend to be one — we collect the application and pass it to somebody who is regulated to do this.
The same standard for everybody
Verifiable income around three times the rent, a credit and background check, references from previous landlords where they exist, and photo identification for every adult. Written down, applied the same way to every applicant, every time.
If an application is declined
You are told, and if the reason came from a credit or background report you are told who produced it, so you can get a copy and dispute anything wrong in it. That is your right under federal law and we would rather say it here than have you find out afterwards.
