Rent that arrives is only half of it. The other half is what happens the month it does not.
How residents pay
Through the resident portal, by card or straight from a bank account, and it can be set once and left. The easier it is to pay on time, the fewer months anybody has to chase.
When it is late
Rent is due on the first and late after the fifth unless the lease says otherwise — the lease governs, not this page. We contact the resident the same week, in writing, and tell you what they said. Most late rent is a bad month, not a bad tenant, and finding out which one early is the whole game.
When you are paid
On a set date each month, with a statement showing what came in, what went out and what it was for. Your money is held in a trust account, separate from the company's own — that separation is required of a Nevada brokerage and it is the point of using one.
