The repair reserve
$250 — We hold a small float against the property so a ninety-dollar repair does not wait for a phone call. It is your money, it is shown on every statement, and it comes back when management ends.
What you are never billed for
These are fees a lot of managers do charge. We do not, and this is the list.
- Advertising and marketing the vacancy
- Coordinating a repair — no fee on top of the invoice
- A percentage added to a contractor's bill
- Monthly statements and the year-end 1099
- The move-in and move-out condition reports
- The owner portal, and the resident portal
