Move-in and move-out
Almost every deposit dispute is really a disagreement about what the home looked like on day one.
The condition report
Photographed room by room before the keys are handed over, and again at the end. The resident gets a copy at move-in and is asked to add anything we missed — a report only one side has seen is not worth much when it matters.
The deposit
Returned within 30 days of move-out with an itemised statement of any deductions, as Nevada law requires. Normal wear is not damage, and we will say so to an owner who thinks otherwise.
